Rich came down for a weekend years ago and stayed. He’s been working the Key West market ever since, mostly with buyers and sellers who want someone who actually knows what they’re looking at. Which Conch cottages have good bones. Which “renovations” are permitted. Which neighborhoods make sense for snowbirds versus full-timers versus investors.

What sets him apart is the boring stuff. Permit research before you make an offer. FEMA elevation review. Reading prior listing history to spot something that’s been quietly relisted three times. That kind of due diligence isn’t glamorous but it’s the difference between a smooth closing and finding out at the home inspection that the bedroom you counted on isn’t legal.

He works on single-family homes, condos, and historic Old Town properties. Coverage is Key West proper through Stock Island, Big Coppitt, Sugarloaf, Cudjoe, Big Pine, and the Middle Keys.
